  • Loan terms fixed for up to 30 years and can be paired with any variety of amortization.
  • Life insurance lenders provide the most flexible options when borrowing against commercial real estate. These include: non-recourse structure, risk free 75-day interest rate lock, no escrows, no reserves, forward rate lock options, construction to perm, manageable loan documentation, low closing costs, no loan covenants, fully assumable with the ability to layer on secondary financing.

 Commercial Mortgage Backed Security Financing
  • District Capital Detroit provides access to the top CMBS lenders in the country.  
  • Billions of CMBS financing experience working with our high certainty of execution sources. This allows our borrowers to avoid being re-traded or having a loan get changed at the last second.  
  • Our team is extremely well versed in the loan documentation for the complicated CMBS documents. After a CMBS loan closes, we stay on as a servicing intermediary to ensure the borrower always has a local, experienced person to handle any issues that may arise during the loan term.

  • Single Tenant Net Leased opportunities. We have relationships with national platforms seeking STNL transactions.  This includes credit rated tenants, shadow rated credit, non-credit and franchisee transactions.  
  • Mezzanine financing to increase your overall leverage to 85%. These deals typically run co-terminus with the senior loan.
  • Gap financing for your construction or rehab projects that need that extra layer of debt to complete the project.
